Project 7 - Baden House
Baden house is Liverpool Mutual Homes only high rise tower block, which contains 28 flats over 7 floors. As this is their only tower block they wanted to update it and give it more "kerbside appeal" giving them a landmark property.
This was a Tenanted Refurbishment with scaffolding, access and weight restrictions, so working closely with the Main contractor and sub contractors on site was of paramount importance. We attended the design meetings with the Architect, Structural engineers and the main contractor from the early proposal of the project through to the progress meetings during the contract.
The building was a typical 1960's tower block with ribbons of windows spanning across floors, these steel Crittall windows were removed along with the brickwork below. This was then replaced with steel posts and Metsec aluminium stud walling. The inclusion of Spandrell ceramic glass panels and Juliette balconies enhanced the aesthetics of the building.
Our UPVC windows were then installed into the new aluminium openings before a four inch thermal insulating wrap was fitted to the external envelope of the building.
It was part of the design brief that the building was to be thermally proficient and sustainable to decent homes standard, as well as having a high end window.
The windows we manufactured and installed were A rated and manufactured to Secure by Design.
Scope of Works
Design, manufacture and install UPVC windows and doors (the frames where sprayed Grey 'RAL 7016')
Manufacture and install Aluminium front and rear entrance doors (with full fob access)
Supply and install Juliette balconies
Manufacture and install Spandrell glazed panels
Supply and install Smoke activated AOV's to the stairwells (to Doc B building regs)
The window specification was as follows
Grey on White Profile 22 (Powder coated to RAL 7016)
Austenitic Defender Range Friction Stays and Austenitic Screws
Austenitic Fixed Restrictor as standard
Trickle Ventilators to head of sashes (gas vent where requested on survey)
Automatic Electronic Smoke Ventilation system to stairwells
